The Brannon properties are comprised of 30.94 acres and are located 4.5 miles south of Fort Madison, Iowa or 2 miles north of Montrose, IA, just off Hwy. 61. They will be sold in 2 individual tracts. The combination of both tracts offers home & acreage, horse stables, marshland, attractive building site, Mississippi River views and Waterfowl hunting.
TRACT 1: 15.66± Acres with Home & Outbuildings
TRACT 2: 15.28± Acres
Terms: Each Tract will sell for a lump sum dollar amount. Tracts will be sold individually and not combined. $7,500 earnest money deposit for each Tract will be due at the end of the auction with the remainder due on or about December 16, 2022. The Seller will provide a current abstract at their expense. Real Estate sells “as is, where is”. Sale is not contingent on Buyer’s financing or any other contingencies. Sale is subject to Seller’s confirmation and Court Approval.
Survey: Seller shall not be obligated to perform a survey of the real estate. All boundaries and lines drawn on maps are approximate.
Septic System: Tract 1 is serviced by a septic system. Because this is an Estate, Seller is exempt from the Time of Transfer Septic Law.
Inclusions: Buyer accepts any remaining personal property at closing.
Real Estate Taxes: Taxes will be prorated to the date of closing.
Closing: Closing will take place on or about December 16, 2022. The balance of the purchase price will be payable at closing by guaranteed check or wire transfer.
Possession: At closing upon payment in full.
